The Challenge
This project required a seamless transition between two major phases: heavy structural demolition and high-end turnkey finishes. The challenge was to execute the surgical removal of 8,000+ SF of ceilings and stairwell structures, and then immediately pivot to detailed surface preparation and painting across occupied Guestrooms, Corridors, and Back of House areas without impacting hotel operations.
The Solution
Legacy managed the complete lifecycle of the renovation:
1. Demolition Phase: Removal of stairwells, partition walls, and over 10,000 SF of flooring and ceilings to prepare for MEP upgrades.
2. Surface Prep: Detailed sanding, patching, and caulking of dissimilar surfaces to ensure a perfect substrate.
3. Painting & Finishes: Uniform finish application to over 7,300 SF of BOH ceilings, 6,000+ SF of guestroom ceilings, and extensive wall coverage in high-traffic corridors and offices.
4. Specialty Areas: Customized finishes for Vending, Housekeeping, and CPU rooms requiring durable architectural coatings.
